One of the first signs to look for is when the traffic areas start to see excessive wear. The pile and density of the yard will start to look matted down. You will see his more common with polyester carpets. They are a cheaper yarn and they don't last as well and are very quick to show wear and tear. Nylon carpet can last much longer thou more expensive. 

Once you begin to notice this wear and tear reversing this will become impossible. Kind of look your favorite jeans, once you see the the knees wear there gone, and know amount of cleaning will reverse the wear. The only thing you can do is have them professionally cleaned so you can prevent the wear or at the very best delay the wear and fraying. Even if your current carpet has a stain-resistant finish when it was installed, dirt and abrasive contaminates will act like sand paper slowly grinding away at the fibers. Look inside the vacuum bag in your vacuum and you will see frayed loose fibers.

If your carpets padding is not a quality thickness, this could also play a role in your carpet prematurely wearing. A quality half inch pad provides a level of cushion and protection. Carpet with a quality pad will feel soft and comfortable to walk on.  Not only that, your carpet padding also provides a noise buffer which really helps if you have someone living beneath you on a lower level. 

If you start noticing buckling or waves in your carpet, this is an indication your carpet was not properly installed and eventually if not stretched  you will weaken the latex in the backing of your carpet. Lastly if you carpet starts to get spots and stains that will not come out even with the help of a professional carpet cleaning company it maybe time to consider replacement. 

So know we know carpet doesn’t last forever, even with regular  steam cleaning, thou it will be more than likely that your carpet will last as long as manufacturers say carpet should last for which is 10  to 15 years depending on the type of carpet.
